When Should I Sealcoat?

A sealcoat is a protective layer applied to the surface of your asphalt driveway or parking lot to prevent damage from UV rays, rain, snow, and automobile fluids. Sealcoating is most appropriate as a preventive measure so your asphalt pavement can retain its rich black color and smooth surface.

Keep in mind that asphalt sealcoating is not a solution for filling cracks. For example, if you have cracks in your driveway, these will need to be repaired before driveway sealer is installed. Driveway sealcoating extends the life of your pavement and boosts the curb appeal of your home.

When is Asphalt Resurfacing Needed?

Resurfacing is only an option when the pavement’s foundation is strong and undamaged. If an inspection of your asphalt parking lot or driveway reveals the foundation is still in good shape and only the top layer is damaged, a paving contractor may recommend asphalt resurfacing. However, the cracks and potholes on the surface must be confined to less than 30% of the pavement’s total area.

Resurfacing can extend the life of your pavement so you won’t have to prematurely replace your asphalt driveway or parking lot. During resurfacing, asphalt paving contractors will remove the topmost layer of pavement before replacing it with new asphalt. Since resurfacing is less expensive than total replacement, it’s not uncommon for customers to ask if their pavement is a good candidate for this service.

When is Repaving Necessary?

Repaving refers to the complete removal of old pavement and replacing it with new asphalt. During this process, the foundation and upper layers of asphalt are all replaced. There are many reasons why an asphalt contractor may recommend new asphalt paving, such as alligator cracking or a deteriorating foundation. Sections of sunken pavement are also another sign that your asphalt pavement is failing.

A customer may also decide it’s time for repaving if constant asphalt repairs have been draining their budget. Sometimes you’re better off paying for repaving than to keep making repairs to a deteriorating asphalt parking lot or driveway.

Since the process for asphalt paving is so involved, it also has the highest initial cost. However, you have to consider the long-term effects of a crumbling asphalt surface.
